Sometimes they will allow you to find someone to take over the lease, but they get to approve them.

In this subletting agreement, you are the primary renter and will still be on the original lease that you signed with the landlord back at the beginning. But then there will be an additional agreement between you and the subletter who will be able to take over your place in the apartment for a specific amount of time. They can move in when you are out and then will pay for the rental payments when you are gone.
